The Role – Quantity Surveyor
Due to continued growth and a strong pipeline of projects, our client is seeking an experienced Quantity Surveyor (Facilities Management) to join their team in Belfast, with travel across the UK.
This is a permanent position within a growing organisation, responsible for overseeing commercial performance across FM services and larger capital/refurbishment projects. The role offers an excellent opportunity to work closely with senior leadership and influence key commercial decisions.
Key Responsibilities
- Lead commercial control across FM services and projects, ensuring all recoverable costs are captured and billed correctly
- Protect margins by identifying risks, preventing commercial leakage, and implementing cost recovery processes
- Oversee commercial aspects of FM contracts and construction/refurbishment projects
- Manage variations, change orders, and claims to ensure accurate cost recovery
- Support project managers with financial planning, ensuring delivery aligns with budgets and forecasts
- Review and validate purchase invoices against contracts, POs, and SLAs
- Investigate discrepancies and resolve billing issues with vendors and internal teams
- Track and analyse costs, producing margin analysis and variance reports
- Provide regular reports on project and contract performance to senior management
- Act as key point of contact for clients on commercial and contractual matters
- Lead vendor audits and performance reviews to ensure compliance and best value
- Support tender submissions with cost data, benchmarking, and commercial input
- Ensure effective use of systems such as JobLogic, Sage, and Paperless
- Maintain compliance with internal financial procedures and regulatory standards
Candidate Requirements
- 7+ years’ experience in Quantity Surveying or commercial management
- Background in Facilities Management, construction, or property services
- Strong understanding of contract forms (NEC, JCT, FIDIC)
- Proven ability to manage commercial risk and protect margins
- Strong financial, analytical, and reporting skills
- Excellent stakeholder management and negotiation ability
- Proficient in MS Excel and financial/commercial systems
- Degree in Quantity Surveying, Construction Management, or similar
