About the Role
An excellent opportunity has arisen for an experienced Quantity Surveyor to join a growing Facilities Management division delivering Education Authority maintenance contracts across Tyrone, Fermanagh and Mid Ulster.
Reporting to the Commercial Manager, you'll take responsibility for the commercial management of planned and reactive maintenance works across a large portfolio of educational facilities, ensuring projects remain commercially successful while building strong relationships with clients, subcontractors and operational teams.
This role is ideal for someone who enjoys working in a fast-paced environment managing multiple projects simultaneously.
Key Responsibilities
Commercial Management
- Manage the commercial delivery of Education Authority term service contracts.
- Monitor project profitability and financial performance.
- Produce cost reports and financial forecasts.
- Ensure contracts are delivered in line with commercial and contractual requirements.
- Support the successful delivery of planned and reactive maintenance works.
Cost Management & Measurement
- Carry out site measurements.
- Prepare cost estimates and pricing.
- Measure completed works.
- Assess contractor and subcontractor valuations.
- Review labour, plant and material costs.
- Prepare interim valuations and final accounts.
Variations & Commercial Control
- Price and manage contract variations.
- Assess contractor claims.
- Negotiate commercial settlements.
- Maintain accurate variation records.
- Support contractual entitlement and cost recovery.
Contract Administration
- Manage subcontractor accounts.
- Prepare payment applications.
- Maintain commercial documentation.
- Assist with subcontract procurement.
- Ensure accurate commercial records throughout project delivery.
Client Management
- Build and maintain strong client relationships.
- Attend client and progress meetings.
- Work closely with operational teams to resolve commercial issues.
- Deliver excellent customer service throughout each contract.
What We're Looking For
Essential
- Degree or HNC/HND in Quantity Surveying.
- Minimum 3 years' experience in a Quantity Surveying or commercial role.
- Experience within construction, maintenance or Facilities Management.
- Strong commercial awareness and cost management skills.
- Experience pricing refurbishment or maintenance works.
- Excellent communication and client-facing skills.
- Ability to manage multiple live projects.
- Proficient in Microsoft Office.
- Full UK Driving Licence.
Desirable
- Experience working on Education Authority or other public sector contracts.
- Knowledge of NEC contracts.
- Experience in reactive maintenance or Planned Preventative Maintenance (PPM).
- Experience using CAFM systems.
- CSR Card.
- Health & Safety qualifications.
- RICS or CIOB membership (or working towards accreditation).
